The 3 column page type has to be activated via the Dashboard.
Go to Dashboard > Pages and Themes > click the inspect button under the theme and then activate all the page types.

Is the "blacks accents" theme built better/more stable then the "grunge columns" theme? or is the only difference the look and 1 extra column?

To be honest, I can't remember all that went into making these themes. Both themes are "stable" but each theme came as a result of other projects I worked on. I believe the grunge columns is a little more flexible than the black accents theme but both are fairly generic given that they are just "themes" and not specific/custom design concepts.
