How to upload a custom theme and questions

So basically I am having a friend create a theme for my website and I was just wondering what steps have to be taken.
Would I have to add the text, images, ect onto the theme itself and then upload it or after uploading it to concrete would I be able to add text, images, ect to it via the site builder? Would he have to outline the template and say where each area is and then export it, or how about would it work? Would it have to be on the market? Sense it is a personal one that is for our business.
